To be eligible to purchase a Habitat home, you must meet the following 4 criteria:
1. LIVE OR WORK IN FORT COLLINS (or surrounding rural areas)
2. NEED OF HOUSING (any one of these may apply) • Inadequate shelter - structural defects, lack of heat, maintenance problems, etc • Your housing is transitional or temporary – living with friends or family • Your family is overcrowded (number of persons in each bedroom, number of persons sleeping in rooms other than bedrooms) • Environment inadequate – family feels unsafe • Your family currently pays more than 30% of your gross monthly income on housing. • You are unable to purchase a home through any other means
3. ABILITY TO PAY •Your gross yearly income must fall within 35-50% of HUD’s area median income. (See HUD guidelines below)
• You will be able to save a $1,000 down payment • Must have had any bankruptcy filing discharged 2 years prior to applying for a FCHFH home. • Monthly debt plus monthly housing cost is less than 40% of gross monthly income. • Cannot have owned a home within the last 3 years (with the exception of mobile homes)
4. WILLINGNESS TO PARTNER • Willing to complete a minimum of 300 “sweat equity” hours for homes with one adult and a minimum of 500 hours for homes with 2 adults. • Showing initiative by completing tasks in full by given deadline • Being a responsible homeowner and neighbor after you move into your new home • Making monthly payments on time consistently • Participating in publicity for Fort Collins Habitat for Humanity • Maintaining involvement with Habitat through support of future and current homeowners, fundraising endeavors and community education.
